What is covered?
MIS Home Emergency Cover is designed to provide emergency assistance in the event there is a sudden or unexpected event which, if not dealt with quickly would:
- a. Render the property unsafe or insecure
- b. Damage or cause further damage to the property
- c. Cause personal risk to you
Additional options, if selected, will provide for an initial inspection of the Primary Heating System plus the yearly servicing of the main boiler.
The limit of liability payable under this policy is up to £1000 for a call out, labour, parts, materials and VAT, following an insured event which occurred during the period of cover.
Plumbing and Drainage
What is covered? |
Examples of what is not insured: |
- The total loss of water to your property.
- The loss of water between the mains internal stopcock and the internal taps and is likely to cause damage to the insured's home or its contents.

- General maintenance including but not limited to dripping taps and leaking external overflows.
- Leaks from any household appliance, sink or bath where leakage only occurs when the appliance is in use.
- Any repair to domestic appliances that are leaking water, other than from the external fixed pipe work.

Electrical Supply
What is covered? |
Examples of what is not insured: |
- A home Emergency resulting in the complete failure of all the domestic lighting or all power sockets within the internal domestic property.

- The failure of any electrical wiring and electrics that are not permanent (e.g. extension leads, standalone heaters).
- Wiring/cabling situated outside of the property (e.g. wiring to satellite dishes, aerials etc).
- The resetting of circuit breakers, where it is not associated with permanent repair work and where it can be reset by you.

Water Supply
What is covered? |
Examples of what is not insured: |

Lost Keys
What is covered? |
Examples of what is not insured: |
We will assist you to gain entry to the property following the loss of the keys to the property, failure of a lock, or snapping of a key where you have no other means of entry to or from the property.

- Loss of keys for outbuildings, garages or sheds.
- Loss of keys where an alternative set is available.
- Failure of a lock due to attempted forcible entry to or from the property.

Pest Control
What is covered? |
Examples of what is not insured: |
Where there is an infestation in the property we will assist you in the removal or extermination of wasps, hornets or rats.

- Damage to the structure, masonry, fixtures and fitting or any cleaning required, caused directly or indirectly by pests.
- Pests kept as domestic pets, or for commercial purposes.
- Boring insects and woodworm.

Gas Leaks
What is covered? |
Examples of what is not insured: |
If you suspect there is a gas or carbon monoxide leak within the property, stop using all gas appliances, ventilate your property and immediately notify the National Emergency Helpline by ringing 0800 111 999.

- General maintenance.
- Systems not installed correctly or which do not conform to any governing Gas Safe regulation or requirement.

Inoperable Toilet
What is covered? |
Examples of what is not insured: |
We will assist you to stop the Emergency which has arisen from the sudden and unexpected failure of the toilet within the property which has resulted in internal water leakage, flooding or water damage to the property, or which renders the toilet inoperable.

- General maintenance.
- Failure to one toilet where there is another working
toilet within the property.

Boiler Cover
What is covered? |
Examples of what is not insured: |
We will pay up to £1000 for call out labour, parts, materials and VAT following an insured event that results in the sudden and unexpected failure or breakdown of your boiler or Primary Heating System. This limit includes any costs associated under the overnight accommodation cover.
If your boiler is deemed Beyond Economical Repair we will:
- Give You up to £500 towards a replacement boiler if yours is less than 5 years old
- Give You up to £250 towards a replacement boiler if yours is between 5 and 10 years old
If our contractor provides the replacement we will pay them directly. Alternatively the benefit can be claimed by providing a copy of the replacement boiler receipt within 60 days. Failure to replace your boiler will mean that cover under this section will cease.

- Oil contamination resulting from a leak from an oil powered boiler.
- A boiler which is more than 10 years old.
- A boiler fitted within a property with more than 6 bedrooms.
- Repair costs if the boiler is in the opinion of the contractor, Beyond Economical Repair.

Overnight Accommodation
What is covered? |
Examples of what is not insured: |
If the Emergency is due to an insured event under the policy and MIS Claims deem your residential property to be uninhabitable, we will, subject to prior agreement, reimburse hotel costs of up to £150 per night for a maximum of 3 nights in any period of insurance (including VAT). Each night will need to be pre-authorized by MIS Claims.

- Any costs where pre-authorisation has not been given by MIS Claims.
- No more than £150 per night (including VAT) and no more than 3 nights in any period of insurance.

Home Emergency Terms
Plumbing and Drainage
A home Emergency relating to your internal plumbing and or drainage that results in:
- The total loss of water to your property.

Emergency Boiler Cover
We will pay up to £1000 for call out, labour parts, materials and VAT following an insured event that results in the sudden and unexpected failure of your boiler that results in no hot water or heating. This limit includes any costs associated
under the overnight accommodation cover.
If Your boiler is deemed Beyond Economical Repair by our contractor, we will:
- Give You up to £500 towards a replacement boiler if yours is less than 5 years old
- Give You up to £250 towards a replacement boiler if yours is between 5 and 10 years old.

Compensation scheme
Ageas Insurance Limited is covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme, if they cannot meet their obligations. This depends on the type of business and the circumstances of the claim. Most insurance contracts are covered for 90% of the claim. Please note that any information provided to us will be processed by us and our agents in compliance with the provisions of the Data Protection Act 1998, for the purpose of providing insurance and handling claims, if any, which may necessitate providing such information to third parties. We may also send the information in confidence for process to other companies acting on their instructions including those located outside the European Economic Area.
